John Wacker

Mr. Wacker is a dynamic, innovative and results-oriented business professional with more than 20 years of multi-disciplined experience in the retail, wholesale, manufacturing, service, real estate development and utility industries. He possesses extensive experience in accounting, corporate finance, taxation and various regulatory areas. His broad-based and functional expertise includes mergers, operational restructuring, acquisition analysis and negotiation, divestitures, financial turnaround, strategic planning, information technology, capitalization, profit and productivity improvement and cost reduction and control.

Mr. Wacker’s unique combination of in-depth technical knowledge combined with broad administrative, communication and management skills have contributed to a record of outstanding performance producing positive results and acknowledgment as a "hands-on" manager who always "gets the job done."

Prior to joining Realty Appreciation, Mr. Wacker served as Assistant Vice President for a $550 million investor-owned utility serving over 280,000 customers in West Texas and Southern New Mexico. He directed a budget of $500,000 and a staff of fourteen. John reported to the CEO and Board of Directors and directed the activities of the Audit Services Department; developed and implemented audit policies; insured compliance with applicable laws and regulations; and provided senior management with information about the adequacy and effectiveness of internal controls.

As a Partner with Coopers & Lybrand in EI Paso, Texas (1985-1988), Mr. Wacker managed a staff of 32 in providing client services in accounting, auditing, finance, tax, information systems, corporate restructurings and mergers and acquisitions. Mr. Wacker developed a reputation for his knowledge of information systems and how they relate to the corporate environment. He was known throughout his market area as an expert in computer systems. John guided numerous clients through the process of purchasing computers and recommending and tailoring software packages to meet their needs.

As part of his job, John supervised services for numerous transactions in a variety of industries. He consulted on identification of targets, pricing, and transaction structuring; formed and led due diligence teams; coordinated accountant, attorney, and banker activities and directed the preparation of Securities Act filings. He also planned post-merger implementation and advanced cost-saving opportunities.

With Cox, Colton, Stoner, Starr & Company, PC, EI Paso, Texas (1978-1985), the largest local public accounting practice in EI Paso, as Partner / Shareholder, Mr. Wacker generated more than $750,000 in annual fee income. He supervised a staff of 23, formed and chaired the Technology Committee, edited advertising and marketing publications for business development and was integral in budget development.

Mr. Wacker has a Bachelor’s degree in Accounting from the University of North Texas and holds a professional CPA license.
